Tenancy bond clean – when are tenants supposed to pay for bond cleaning?

Tenancy bond clean – when nearing the end of a tenancy agreement, tenants must leave the property in the same condition it was in at the start of the tenancy, aside from general fair wear and tear. Tenants are never required to; leave the property in better condition than what it was in at the start of the lease, purchase goods or services, use a specific service or pay a set fee for carpet cleaning.

A tenant must read the agreement that they sign at the start of the lease, if in the agreement the carpets were cleaned to a certain standard, the tenant must ensure the carpets are cleaned to that same standard at the end of the tenancy.

If the rental property was free of pests at the beginning of the tenancy, the tenant must ensure that the property meets the same standard and is free of pests at the end of the tenancy.

In both these instances, tenants only have to take reasonable care of the premises and keep them reasonably clean having regard to the condition at the beginning of the lease and the normal accidents of living. There are no extra obligations that are enforced on tenants. Although some real estate agents may tell you that you have to have your carpet steam cleaned, there is nothing in the Residential Tenancies Act or Standard Tenancy Terms that explicitly states that you must have them professionally cleaned.

Under the Acts, you are only to leave the property in substantially the same condition as it was at the start of the tenancy, there is nothing further that starts about who is to do this work or how it is to be carried out. If a tenant can return the carpet to substantially the same condition it was at the start of the tenancy by vacuuming and using stain removers or hiring a steam cleaner and doing it themselves, then they have still complied with the legislation.

There is also no need to clean the carpets to fix damage that was not caused by you, for example if the carpets are stained from water caused by a leaky roof that you notified the landlord about, you aren’t responsible for the cost of removing that stain.
